Hierarchical chart of accounts and journal entries that reject any unbalanced debit ≠ credit. AR aging buckets (Current / 30 / 60 / 90 / 120+) with CSV export, owner statements and distributions, and bank reconciliation.
DB-Enforced Compliance
Two MySQL triggers no API call can bypass: anti-commingling keeps operational funds out of trust, and a statutory-floor guard blocks any payout below the legal minimum — returning HTTP 403 at the API layer.
15-Jurisdiction Tax Engine
Instant itemized tax — GST, PST/QST, HST, total — for any amount across 15 jurisdictions: Canadian provinces (ON HST 13%, BC, AB, QC, NS, NB, MB, SK, PE, NL) and US states (NY, CA, TX, FL, WA).
Operations & Maintenance
Work orders across 10 categories and 4 priorities (P1 Emergency → P4 Cosmetic) on an Open → Scheduled → In Progress → Done / Blocked status machine. Vendor directory with COI and license vetting, one-click dispatch, a secure tokenized vendor portal with messaging, and a real-time activity feed.
Document Intelligence
Upload PDFs and images; offline Tesseract OCR runs with nothing sent to third parties. Deterministic classification and smart auto-routing send rent cheques to tenant → lease → unit → property and vendor invoices to vendor → work order. Low-confidence items hit a review queue; full-text search over MySQL or Google Cloud Storage.
Data Migration
Import from Yardi and AppFolio with AI field mapping powered by Claude. Run a 30-day parallel-run sandbox that never touches live data, review risk and differential reports, then execute an irreversible cutover when you are satisfied.
